Reduced Price on Florida House

This really hurts after all the hard work we've put into the house in Crestview, Florida, but we have reduced our anticipated selling price from $165,000 to $113,500 due to the down Real Estate Market in our area.

This really is bad timing to sell this house, but we are in a position where we must sell the house. We were fortunate enough to get into the house at a very good price because I was friends with the family who went through a divorce and was there when they had to sell the house. After purchasing the house at a very good price, we were then ready to assess the damage and what had to be done to get the property in good condition again. We had planned on hiring more sub-contractors to do work, but because of the downed market, we put in more sweat equity to save money. The work is very good though because not only have we have remodeled our own homes, I am an irrigation contractor and know just about every other kind of contractor in the trade of building houses that works in the local area.

So, fortunately we were able to keep costs very low and still drastically improve this house and make it livable and comfortable for the family who ends up buying the house. Even though we'd love to make more profit, we understand that know is not the time and prices aren't like they were in 2005, so we must sell the house for less. The good side to this is that a family that might not have been able to afford it at the previously listed price can now afford this great home! We still make our profit and it makes me feel good to put a nice, hard-working family in the house.

Land for Sale in Florida

I have got several lots up for sale in the Northwest Florida area. These lots are in developing sub-divisions that are no further than 45 -60 minutes to the beautiful Gulf Coast and The Gulf of Mexico! The lots are currently vacant and wooded with all utilities available to be installed, such as water, power, and phone.

I have a particular 2 lot parcel that is 0.46 acres (0.23 acres each) on a cul-de-sac street. There is even a fire-hydrant 3 lots down which is great for home owners insurance. The parcel diagonally across the street from mine sold for $100,000 in February 2008. I am only asking $50,000 for mine. These are great lots, but I'm pricing them low because I am no longer going to build on them as planned because my wife is happy in the city where we currently live and work. I bought the land about 3 years ago for $29,000. Since then, all the main utilities such as power, water, and phone have been installed down the street. New homes are popping up all around the neighborhood as the area continues to develop.

The particular two lot parcel that I just mentioned is in North Walton County Florida in a little town called Mossy Head. Mossy Head is a hub as Interstate 10 and Highway 90 run straight through the middle of town. You are only about 30 minutes away from Fort Walton Beach, and about 45 minutes away from Destin. It is only 20 minutes away from Niceville and Eglin Air Force Base and about 40 minutes to Duke Field. I have fresh surveys available for both lots. Those two lots, as well as another two that my company owns are in a sub-division called Oakwood Hills 3. I'd be willing to let go of the other two lots in Oakwood Hills 3 for $22,000 each.

My company also has another two lots that are about 0.33 acres just east of the other lots in a sub-division called Oakwood Lakes. Oakwood Lakes is a nice community that has 7 lakes inside it and many new home that have been built in the last two years!

I'm tellin you now guys, in early January 2009, these land properties are going to be going up in value. I am asking around $40,000 each for the Oakwood Lake lots and of course right now the price is negotioable so bring your offers. The housing market and Real Estate in general has been tough, but land is still a hot commodity. Now is the time to buy. The only reason I'm selling these now is to get more capital to buy even better investment deals that I am locating. I've had these lots for 2 -3 years and it is time to let them go.

House for Sale in Florida

Hello, my name is Scott Young and I live in Northwest Florida. I've been in Florida for over 10 years and know the local area well. I have Real Estate in Okaloosa and Walton County and also plan on investing in Santa Rosa County. I actually live in a little city called Niceville (it's pretty nice) which is near Fort Walton Beach, about 50 miles east of Pensacola. Niceville is home to Eglin Air force Base. Also, Navarre, Florida is about 20 minutes away which has Hurlburt Field Airforce military installation. Our main community's economy thrives on the military community as well as tourism, which has been down lately but shows signs of improvement for 2009.

My father-in-law and I currently have one house in Crestview, Florida for sale. It is a 3 bedroom, 2 bathroom home on a little over 1/2 acre, with a 2 car garage and plenty of addition parking space, and is in a very nice community for families and children. The home was built in 1987 and has only had two owner's previous to us. It has been well taken care of and we have made some small improvements as well. We also have four lots up for sale and my wife & I have two additional lots that are side-by side as one parcel. All the lots are approximately 1/4 acre, except for one that is about 1/3 of an acre. All of the lots are located in Oakwood Hills Subdivision in Mossy Head, except for our two nicest pieces of property located in Defuniak Springs (just to the East of Mossy Head) in Oakwood Lakes sub-division.

We are currently asking $165,000 for the house and $20,000 each for each 1/4 acre lot, except for the bigger lots in Oakwood Lakes. The two lot parcel in Oakwood Hills I will sell for $37,000. One of the lots in Oakwood Lakes we are asking $45,000 for and the other we will let go for $39,000. These really are great deals and they kind of have to be with today's Real Estate Market. These communities are very nice and a great place to raise a family. The schools are top-notch in Northwest Florida.
